• Scheduled iCal imports every 15 minutes, not only when you open the page.
• One outbound feed per unit, with a secret token, to paste into Airbnb or Booking.com.
• Feed status on show: when it last succeeded, and what failed.
• Direct bookings, channel bookings and long-term lets sit on the same calendar.
• Manual blocks for maintenance or your own use.

What it does not do

• iCal is a calendar, not an API. It carries dates and status, not prices or guest names.
• Channels that do not offer an iCal link cannot be synced automatically.

• Organisation pages, unit pages and room pages, all public and shareable.
• Direct booking with online payment or a recorded manual payment.
• Coupons with usage limits, validity dates and a scope of specific units.
• Seasonal campaigns and affiliate links, with every redemption recorded.
• Viewing requests for long-term tenants.

What it does not do

• The site sits on the UrusPro domain, not your own domain.
• It does not push your units to Airbnb or Booking.com. That is the job of iCal and your listings there.

• Tenant records with tenancy period, rate and deposit.
• Monthly bills generated on a schedule, not retyped every month.
• A rent ledger showing what was billed, what was collected and what is overdue.
• Tenancy agreements generated as documents you can read and download.
• Credit notes for adjustments, so the original bill is not changed after it is sent.
• Deposits tracked separately, because they are the tenant's money until returned.

What it does not do

• UrusPro does not file your taxes. It keeps the records you need to file them.
• Agreements are generated from a template. Legal review is still your responsibility.

• Online payment through Billplz or CHIP, covering FPX and card.
• Manual payments recorded with method, date and reference.
• PDF invoices and receipts with the organisation's letterhead, logo and signature.
• Company stamp drawn by the system from your name and SSM number, no upload needed.
• Refunds and credit notes, with a permanent trail.
• Gateway settings per organisation, so each brand uses its own account.

What it does not do

• The online gateway is Billplz or CHIP. One gateway is active per organisation at a time.
• DuitNow QR and bank transfers are recorded, not verified automatically against bank statements.

• Cleaning tasks created automatically after checkout.
• Maintenance tasks opened at any time, not tied to a booking.
• A vendor directory with trade and contact details.
• Shared task status, so progress is visible without anyone asking.
• Expenses recorded against the unit, so profit and loss reports mean something.

What it does not do

• Vendors must be invited and accept the invitation before they can see tasks.
• No automatic crew scheduling. You choose who does which job.

• Base price per unit, with separate weekday and weekend rates.
• Seasonal rates by date range, for example school holidays or festive seasons.
• A minimum price that stops discounts from dropping too low.
• A single-night price you set yourself, for when you know better than the rules.
• Price suggestions based on demand for the dates concerned.

What it does not do

• Prices do not change on their own. Suggestions are shown, you decide.
• Prices are not pushed to Airbnb or Booking.com, because iCal does not carry prices.

• Checks for iCal feeds that have not succeeded for a while.
• Overdue payments and bills.
• Empty nights grouped by date, with an action to create a coupon straight from the finding.
• Incomplete unit listings that hurt bookings.
• Findings that close themselves once the cause is resolved.
• Runs by itself every day at your chosen time, or runs when you press it.

What it does not do

• It reports and suggests. It does not change prices, send messages or cancel anything.
• It sees data inside UrusPro only, not your Airbnb inbox.

• Seven reports, including rent roll and income versus expenses.
• CSV export to open in a spreadsheet or send to your accountant.
• Owner statements per unit, with collections and deductions.
• A read-only owner portal, with its own login, and no access to other people's units.
• Expenses and shared costs counted in profit and loss.

What it does not do

• Report export is CSV. PDF is only for invoices, receipts, and the performance deck from the Performance module.
• No ADR, RevPAR or channel mix breakdown for now.

• Connection to your TTLock account and its list of locks.
• Entry codes generated per booking, tied to the stay dates.
• Codes shown on the booking, ready to send to the guest.
• Old codes expire by themselves, not deleted by hand.

What it does not do

• TTLock only. Other lock brands are not supported yet.
• The lock must be online through a TTLock gateway to receive codes.

• Admin, staff and vendor roles, each with different modules.
• Multiple organisations under one login, with an organisation switcher.
• Buildings as groups of units, for clustered portfolios.
• Data isolation at the database level, not just at the display level.
• Owner and tenant logins kept separate from staff logins.

What it does not do

• Roles are fixed. You cannot design your own custom roles yet.
• Invited users must accept the invitation before access begins.
